Frequently asked questions
What sizes do NOOK prefab garden rooms and small houses come in?
Six starting points, from about 10 to 94 m². NOOK 10, NOOK 20 and NOOK Sauna are delivered finished and craned into place; Zenith and Etna are built on site.
NOOK 10 measures 4 × 2.50 m (8.07 m² usable), NOOK 20 4 × 5 m or 8 × 2.50 m (about 17.5 m² usable) and NOOK Sauna 4 × 2.50 m, with a 5.69 m² sauna room. NOOK Suite, about 35 m², opens for reservations in noviembre de 2026. Zenith has 34 m² built and 29 m² usable, and Etna about 94 m² built and 78 m² usable, with one bedroom plus a mezzanine.
Is NOOK 10 the new name for NOOK Base?
Yes. NOOK 10 is the new name for NOOK Base, and NOOK 20 for NOOK Doble.
The number is roughly the footprint in square metres: about 10 m² and about 20 m².
What's the difference between a NOOK prefab garden room and Zenith?
A NOOK leaves production finished, is craned into place, is connected in hours and can be lifted out and moved.
Zenith is a permanent 34 m² house: it ships in two containers, is assembled on site to building code in about two weeks and arrives fully furnished.
What's included in the price of a NOOK prefab garden room?
The finished unit, ready to connect, ex works: from €39,000 for NOOK 10 and NOOK Sauna and from €59,000 for NOOK 20, excluding VAT.
Transport, foundations and installation are quoted for your address, and we organise all three. The air-conditioning unit is an extra; the pre-installation comes as standard. For Zenith, assembly is quoted separately too.
How long does a prefab garden room take to build and install?
A NOOK is built in 8–12 weeks, arrives finished and is installed in hours.
Where planning consent is needed, that comes first, and we tell you what to expect before you order. For Zenith and Etna, on-site assembly takes about two weeks; for Etna that covers the structure and exterior, and the interior is designed and quoted with you.
Do I need planning permission for a prefab garden room?
It depends on where you are and how you'll use it.
A NOOK sits on screw piles rather than permanent foundations and can be lifted out and moved, which often helps. We look at it with you before you commit to anything, and where planning consent is needed, that comes first.
Can I get a prefab garden room with a bathroom?
Yes, in NOOK 20: choose open plan, a bedroom with a bathroom, a bathroom and kitchen, or a bathroom and NOOK Corner.
The bathroom is optional and not included in the starting price; its price comes with your proposal. If you want a bathroom, NOOK 20 is the place to start.
Can several NOOK prefab garden rooms be joined together?
Yes. A NOOK 20 is two NOOK 10s joined, along the long side (4 × 5 m) or end to end (8 × 2.50 m).
With more units we design a cluster for your site; the price comes with your proposal, with volume pricing from 3 units. You can start small and add units later, where your site and local rules allow.
Can I use a prefab garden room as a garden office?
Yes. NOOK 10 works as a home office, guest room, studio, treatment or massage room, or a yoga space.
NOOK 20 adds a gym or pilates studio, and an art, music or yoga studio. Close the door and you're at work; open it and you're home.
Can a NOOK be used for guests at a hotel, glamping site or rural stay?
Yes. A NOOK 20 suite with a bathroom or, after its November 2026 launch, the NOOK Suite of about 35 m² can be booked as guest accommodation; a NOOK Sauna completes the spa circuit.
Planning consent may still apply, and we work through it with you; for short lets, check your local licensing rules too. Volume pricing starts at 3 units, payments are staged and guarantees are tailored to each project. Model it with your own numbers: we don't give income forecasts.
