What you build

A NOOK is a factory-finished modular building — Base, Doble, Triple, Quadruple or Sauna — craned onto reversible screw piles and installed in days, with no concrete slab. It can work as a bookable guest stay, subject to local permissions.

The Sauna beside the stay is the amenity guests filter for — added subject to demand you will see in your own bookings, not in anyone's forecast.

Questions owners ask first

Do I need planning permission for a guest cabin on my property?

Rules differ by council and by what the ground is — a garden, a field and a trading property are treated differently. We supply the full engineering documentation pack — drawings, specifications, certificates; filing and approvals remain with you and your consultants. Treat this as guidance, not legal advice.

How fast can it be ready to book?

8–12 weeks in the factory, days on site. The building arrives finished; piles, crane and connections are timed around your calendar, and installation can be scheduled to keep disruption to a minimum.

What does the price include?

The configurator prices the building and its options. The dossier itemises the rest for your site — delivery, crane, piles and connections — so the number you approve is fixed before production begins.

Can the building be moved later?

Yes. Reversible screw piles, no poured concrete; the building can be craned out and the site reinstated. Every building ships with its Mobility & Demountability Certificate.

Do I need hosting experience to run one?

No. This is one self-serve building, not a department: guests let themselves in, the amenity is booked by the session, and between guests it is cleaned and reset like any room. Start with one; your own calendar will tell you about the second.

What does the dossier contain?

Drawings and specifications for the sizes that fit your ground, the phasing options, the engineering documentation pack, delivery and installation for your location, the fixed price, and the earnings model in spreadsheet form — yours to put in front of a bank, a partner or a planning consultant.
