What sizes of garden room are available?
NOOK offers two sizes of prefab garden room: the NOOK Base at 9.75m² (ideal for 1-2 people as an office, gym, or studio) and the NOOK Double at 19.5m² (accommodating up to 6 people, with options for full bathroom, kitchen, and the iconic NOOK corner). We also have the NOOK Sauna at 9.75m² designed specifically as a Finnish sauna for 4-5 people. All models have a standard interior height of 2.5m, with an optional pitched roof reaching 3.5m.
Can I add a bathroom to my garden room?
Yes, the NOOK Double offers four configurations that include a full bathroom: open plan (no bathroom), with full bathroom, with bathroom and kitchen, or with bathroom and the iconic NOOK corner. The bathroom includes shower, basin, and WC, with factory pre-installed plumbing. You'll just need a local plumber to make the final connection to your mains water and drainage, which takes a few hours. The NOOK Base doesn't include a bathroom option due to its compact size.
How much does a prefab garden room cost?
NOOK turnkey prices start from £33,540 for the NOOK Base (9.75m²) and from £50,740 for the NOOK Double (19.5m²). The price includes everything: structure with premium insulation, double safety glazing, full electrical installation, screw pile foundation, delivery, crane placement, and professional installation. Optional extras such as porch, terrace, pitched roof, custom furniture, and solar power can be configured online with instant pricing.
Do I need planning permission for a garden room?
In many cases in the UK, garden rooms fall under Permitted Development rights, meaning no full planning application is needed — provided the building is single storey, under 2.5m in height near a boundary, and doesn't cover more than 50% of the garden area. The NOOK Base (9.75m²) typically qualifies. For the NOOK Double (19.5m²), Permitted Development usually still applies but requirements vary by local authority. We provide all technical documentation and can advise on your specific situation during the free design consultation.
How long does installation take?
The actual installation of a NOOK is remarkably fast. The screw pile foundation is installed in half a day, approximately two weeks before delivery. On delivery day, the crane places your NOOK in position in 2-3 hours. Including final connections and quality checks, your garden room is ready to use within half a day. The NOOK Sauna installs even faster: in just 2 hours. The total timeline from confirmed order to installed unit is 8-12 weeks, including 8-10 weeks of manufacturing at our factory.
What's included in the turnkey price?
The NOOK turnkey price includes everything you need for a ready-to-use garden room: reinforced steel structure with high-density insulation (Energy Rating A), double safety-tempered glazing, complete electrical installation with dimmable LED lighting, screw pile foundation (including ground assessment and levelling), delivery, professional crane placement and installation, and a full 3-year warranty. The only things not included are planning permission (we provide all documentation) and the final electrical connection to your mains consumer unit (2-3 hours work for a local electrician).
Can I use it as a holiday let or rental?
Yes, the NOOK Double with bathroom and kitchen is ideal as a holiday let or rental accommodation for platforms like Airbnb. At 19.5m² with full bathroom, equipped kitchen, and premium insulation with Energy Rating A, it offers all the comforts of independent accommodation. The investment can pay for itself within a few years through rental income. You'll need to check local planning regulations regarding change of use and any licensing requirements for short-term lets in your area.
